New images have been revealed showing plans for a scaled-down farm estate.

Vistry Homes has released new details showing what a proposal for the suburb of Tenterden could look like after it failed to get permission for a larger project four years ago.

The firm promises to provide 50% affordable homes in the 141-home development alongside new roads, footpaths, a sports pavilion and children’s playgrounds at Limes Land.

The homes would be a mix of detached, semi-detached, terraced and bungalows consisting of two affordable one bedroom homes, 31 affordable two bedroom homes, 38 affordable three bedroom homes as well as 21 three bedroom homes, 36 four bedroom homes and 12 houses. five bedroom property.

The development between Appledore Road and Woodchurch Road would also see the creation of 268 parking spaces, 51 visitor spaces, 141 electric car charging points and intermittent garages.

A bicycle storage room will also be part of the area.

A children’s playground, community gardens and footpaths would be created in the green area and 447 new trees would be planted.

Computer-generated images of the sports pavilion are also listed in the plans for reserved matters – aspects of design, layout and landscaping that are yet to be agreed – after planning permission was granted in 2022.

It comes after proposals to build 250 homes on the site were rejected by Ashford Borough Council (ABC) in 2020.

The following year, plans for 145 homes were rejected, but an application in 2022 for up to 141 homes, 50% of which would be affordable, was approved on appeal.

However, members of the Lime Lands Protection Group (LLPG), which was formed in 2017 to oppose the development, continue to raise concerns about what the development could mean for those who already live nearby.

One said the loss of privacy and security “due to proximity to roads/trails/houses” was not acceptable.

Another related to the loss of wildlife corridors that would be destroyed during the works, as well as the flooding on Appledore Road that had previously occurred.

They also described allocated parking in affordable housing areas as “chaotic”, adding that “the loss of trees and hedges in a climate emergency is extremely regrettable and avoidable through careful design”.

Group members said they asked for a full process-to-completion plan showing the necessary stages of post-application work.

They added: “It is expected that timetables may shift but this is not an unreasonable request for residents living next to the site.”

Concerns have also been raised about the layout of the road by Kent Fire and Rescue Service chiefs, who say that where there are 50 to 300 homes in a development, they recommend there be two access points or a loop with a short connection. to a single access point and a secondary emergency access link.

They recommended working it into the plans.

Fire chiefs also said access to the main entrance outside the fire apparatus car park via the footpath around the property should not be discouraged as crews prefer to enter the property through the front door rather than the rear garden to put out fires more quickly. .

Similarly, bosses at NHS Kent and Medway say they think the proposal will affect the delivery of health services, so more funding could be needed to support services.

They would estimate £150,624 for the refurbishment, reconfiguration and/or extension of the existing practice – Ivy Court Surgery and Woodchurch Surgery – and other health premises in the area or new premises for general practice or health services provided in the community.

“This proposal will generate approximately 418 new patient registrations in general practice based on the composition of the flats,” they added.

“The proposed development falls within the current boundaries of Ivy Court Surgery and Woodchurch Surgery.

“The proposal will also increase demand for additional health services provided to the local population and will be considered as part of integrated care models that will be developed alongside the East Kent Health and Care Partnership’s infrastructure strategy for the area.

“The need arising from these developments, together with other new developments, will therefore need to be met by the creation of additional capacity in general practice and other healthcare facilities.”

Requests for reserved matters will be decided by planners at ABC.
